MANAGEMENT SERVICES

 

The need for efficient property management informs the need for professional services in real estate delivery.  This entails the application of knowledge, skill, expertise and vision in directing and supervising interest in land to achieve commensurate returns within the time frame.

 

Management services involves both management of buildings and the facilities which incorporates tenancy administration, rent collection, routine inspection and reporting, proper rendering of account of any rent collected, facility management, building maintenance, service charge administration etc.  Our services however includes the following:

 

1.         To ensure that the property is in its functional and     best      use.

 

2.       To find and select suitable tenants when there       is             vacancy.

 

3.         To render proper tenancy administration.

 

4.         To demand and collect rents and service charges as at when due.

5.         To renew or terminate and document leases and tenancies of the property in the appropriate manner.

6.         To take charge of, manage and maintain the property.

7.         To warn, prohibit and if necessary proceed to litigation against any breach on lease or tenancy agreement by any tenant.

8.         To advise on Insurance Valuation and ensure that the property is insured against unforeseen circumstances

9.         To undertake the general day-to-day management of the property as essentially necessary.

10.       To administer and render proper service charge account where applicable.

11.       To carry out routine inspection of the property and report promptly of any dilapidation or essential repairs that need to be carried out.

 

12.       To seek the Landlord’s consent on major decision before taking appropriate action

 

13.       To render prompt account of any rent collected and on periodic bases report to the Landlord the state of the property and when major repairs are necessary.

14.       To advise frequently on Rental Values.
